We pride ourselves in being data driven and having systems and processes in place to effectively manage the risk inherent with real estate investing, especially for out of state investors.
We are a 100%-owned subsidiary of The BNIC Network LLC. We are the company’s primary real estate investment management company that handles all aspects of a real estate deal (acquisition, rehabilitation, sales and rental). We focus exclusively on out of state investors who want a higher cap rate and ROI on their real estate investments than they are able to achieve in their own state. To that end, we currently focus on properties exclusively in Detroit, where we are able to offer cap rates of at least 10% and Preferred ROIs of 10%.
We hope you take advantage of the real estate investment management services we offer. We pride ourselves in being transparent. There are no upfront costs to become a client. We believe that we should be compensated based on our performance, so our cost structure reflects that principle. We charge a 2% fee to cover our costs associated with providing services to you (2% of the purchase price, 2% of the rehab budget if any, 2% of sales price, and 2% of gross monthly rent for the first year) and we offer a cash-on-cash Preferred Return on Investment (Preferred ROI) of 10% on the sale or rental of investment property: You receive 100% of the profit up to the 10% ROI, and then any amount above the 10% ROI is split 50/50 between the investor and our company.
